​Home prices are still relatively low, but with unprecedented development on the horizon, they won't stay that way much longer. Construction is in full swing on the LA Stadium and Entertainment District at Hollywood Park, home of the LA Rams & LA Chargers, also underway is the new Metro line expansion AND soon to break ground is development on the new LA Clippers Basketball arena. These exciting new venues will bring housing, retail and commercial development for decades to come, not to mention plans to bring major events like the Olympics, Superbowl and World Cup.  Inglewood...is up to plenty of good these days!

HOLLYWOOD | EAST HOLLYWOOD

Access

The traffic and high-volume of renters tends to turn off most single-family home buyers, but think of the access and connectivity at least for now. 

Yes parking is tight so think mopeds, scooters and motorcycles. Don't forget about the many great places including Thai Town, Little Armenia and Sunset Junction only a hop skip away.

Investment

Investors, this is a great location to purchase a small commercial property for long-term residuals. You may as well get a break on paying the higher Silver Lake prices for a similar lot.

Stick with East Hollywood as it's slightly less "discovered" than central Hollywood. Notice the zoning and cute city centers like Virgil Village and Melrose near LACC.

Baldwin Hills | Crenshaw | Leimert Park | West Adams

Go West...

South LA /Crenshaw, is an area that is desirable because of location and incoming rail lines. The excitement of construction on the Crenshaw/LAX Line, which is projected to be completed by 2019, brings massive development to the neighborhood and major revitalization. The lines will transport riders from just below Leimert Park Village to LAX and other areas including USC, Downtown and all the way to West Hollywood. Home prices are still relatively low but steadily rising.

In Baldwin Hills and Leimert Park and really throughout all of South LA, we find an area that is desirable because of the solid architecture including mid-century modern, Spanish and Craftsman homes. All set with a backdrop of tree lined streets and incoming businesses including a completely updated Crenshaw Mall. The mall will open after the new Metro rail line is complete and will include retail and office space with hotel rooms, condos and apartment rentals. Wow!​

If you are looking for duplexes, triplexes or fourplexes to buy and hold, this is the place! Incoming rail and the increased build out of Wilshire with all the apartments and condos coming in provides ample opportunity. Art deco, French Chateau and French Normandy buildings are sprinkled throughout this up and coming city center.

Heart of the City

The influx of celebrity chefs and cool eateries, new condo developments, open space and public transit, all in one of the most central parts of Los Angeles provide a backdrop for an upsurge in prices.

This area is probably not ideal for a first time investor because of the high price points, but if you're a visionary looking for a clean slate or a raw space to fully maximize space and show off design...did someone say airbnb?
